Kumho E&C and Shindongah E&C announced a plan to sell apartments via a lottery. The company made the announcement to sell the “Sejong Pullim Familiar Central” apartments in Living Sphere Block 4-2, Block M1 and Block M4 in Sejong City on June 24.
The living sphere Block 4-2, one of Sejong City’s key areas, will see a 1,210-household landmark apartment complex. The complex will consist of 17 apartment buildings, including ones with a maximum of 28 floors and two basement floors.
The Block 4-2 is dubbed a “mini-Pangyo” since there will be a cluster of industrial plants, research institutes and educational facilities. The tentatively-named Sejong Tech Valley will host about 200 companies, which will be relocated there, and a joint campus area covering about 600,000 sq. meters will be created by 2023.
KAIST and Chungnam National University have decided to move into the joint campus area. Prominent Korean and foreign universities are to be attracted. Sejong Pullim Familiar Central apartments on the Block M1 will be walking distance from the joint campus area. Apartments on the Block M4 have a close proximity to the Sejong Tech Valley.
By area for exclusive use, the Block M1 will have 314 units, each covering 59 sq. meters, 260 units, each with 74 sq. meters, 38 units that are e 84 sq. meters, while 234 units will be 59 sq. meters in size, 194 84 sq. meter units, and 170 100 sq. meter units will be built in the Block M4.
The apartment complex is situated southward to max out lighting and ventilation. The tallest building, 29-stories, will be built on Block 4-2. It will have an excellent view. Ten top-floor, 84 square-meter, P1 type units on the Block M1, three 100 square meter, P1-type units on the Block M4 and one 100 square meter, P2-type unit on the Block M4 will be made into penthouses outfitted with a double-story terrace. Some apartments will be built with a four-bay innovative space, tailored to meet occupants’ needs.
In front of the apartment complex will stand a rapid transit bus stop, and the apartment complex is in close proximity to Sejong City Inner Ring Road and a road connecting the administrative city and Bugang Station, to be opened to traffic by 2021.
On top of children’s houses in the apartment complex, a primary school is located beside Block M1, and a middle school is situated beside the Block M4.
A commercial facility site area in which life convenience facilities will be situated is in an area west of Block M1. It is located near Sejoing Municipal Government building, the Sejong Government Complex, Costco, and CGV on top of the water park of Samseong Stream and a neighborhood park.
Moon Jeong-kwon, head of the Sejong Pullim Familiar Central Sale Office, said high-rise apartments in the living sphere Block 4-2, a proper balance of mid- and large-size units and penthouses, sky lounges and sky guesthouses and other differentiation products will attract the heart of real occupants.
Starting with special supply applications on May 29, applications will be done on May 30 for 1st ranked would-be-buyers and on May 31 for the 2nd-ranked ones. Winners will be announced on June 6. Selling prices is expected to be determined around 11 million won per 3.3 square meter, cheaper than nearby apartment complex.
