Samsung C&T Engineering and Construction Co. will put on the market the Raemian Gangnam Forest, a reconstructed apartment complex in Gaepo-dong, Gangnam District, in Seoul. It will be the first Raemian brand apartment complex to be sold since the sale of the Raemian Shin Banpo Riocent and the Raemian Art Rich Complexes in December last year.
The Raemian complex has been attracting attention from the market as it is the first apartment complex to be put up for sale in the Gangnam area since the June 19 Real Estate Policy was announced.
The complex has 29 buildings, each 35 stories tall, with three basement floors. Apartment sizes range from 59 sq. meters to 136 sq. meters, totaling 2,296 apartments, out of which 208 apartments will be put on sale first. The sizes of these new apartments vary, with 29 of them 59 sq. meters in size; 78 with 95 sq. meters in size; 58 with 102 sq. meters in size; 29 with 112 sq. meters in size; and 14 with 136 sq. meters in size, the largest among them.
The Raemian Gangnam Forest is endowed with many green lots in the vicinity, which is very unusual among neighborhoods in the Gangnam area, which is south of the Han River in Seoul. The area is considered to have the most benefits from the Gangnam Greenway linking Mount. Demo, the Dalto Park, and the Yangje Stream.
A residential complex is under planning near the Dalto Park to make the area more pleasant for living. The area has all kinds of transportation that are accessible to the facility, including Mabong Station on Subway Line No. 3 and Kuryong Station, Bundang Line. Also located near the area is the Yangje Intersection of the Seoul-Busan Expressway and the Nambu Circulatory Highway.
Not far is the Suso High-speed Rail Line, which will enable the residents in the complex to travel anywhere in the country via high-speed rail.
Among the schools located close to the complex are Kuryong Primary School and Kaewon Primary School. Kaewon middle School and Gaepo High School are also close to the complex. The famous Gyeonggi Girls¡¯ High School is nearby, along with various tutoring institutions in the famous No. 8 School Group located in the Daechi-dong and its neighborhood.
Also close by are the Severance Hospital and Lotte Department Store Gangnam Outlet. Samsung E&C plans to employ a number of important technologies, including IoT and other technology to remove dust, helping to make the complex more pleasant for living. The top floors of the buildings will feature penthouses and rooftop cafes so residents can use them on special occasions to entertain guests. They can also use community guest rooms for their quests to spend the night.
Old apartment complexes in the Gaepo-dong area have been rebuilt with such brand names as the Raemian Prestige, the Raemian Luceheim, and the DH Anner Hills, so the area will have some 15,000 rebuilt units in the next several years. The area will be reborn as the newest apartment complex south of the Han River in Seoul.
The Gaepo-dong area is in great demand in Seoul as a residential area. Last year the application ratio for Jukong No. 2 Complex apartment sales hit 33.6:1. Entire apartments in the complex were sold within seven days. The Raemian Luceheim Complex also registered a sale application ratio of 45:1, with all apartments sold in 5 days.
The DH Anna Hills Complex recorded a sale application ratio of 100:1 and it took only four days to sell all of the apartment units in the complex, located in the Gaepo Jukong No. 3 Complex.
