Hyundai Engineering and Construction Co., a main construction unit of Hyundai Motor Group, has begun presales of 3,146 units of Hillstate the contractor is building in Taejeon-dong, Gwangju City, Gyeonggi-do.
Put on the market on May 15 are 1,461 units on the fourth, fifth and sixth blocks in the Hillstate Taejeon Zone 5 and 1,685 units on the seventh, eighth and ninth blocks in the Hillstate Taejeon Zone 6.
The projects call for Hyundai E&C to construct 40 apartment buildings, each with up to 23 floors and three basement floors. The apartment units range from 59 sq. meters to 84 sq. meters in area of exclusive use. They are divided into 1,001 units for 59 square meter space, 208 units for 64 sq. meters, 1,206 units for 72 sq. meters, and 677 units for 84 sq. meters.
The new housing complexes represent the landmark brand apartments in Gwangju that are in closer proximity to living spheres in Bandang and Pangyo.
In particular, the Hillstate Taejeon apartments are expected to become the subject of extensive attention from prospective buyers or rental occupants since they are located in a housing area of 12,000 households, equivalent to a new city.
The Hillstate Taejeon apartments are part of Gwangju City¡¯s first private sector apartment construction zone. It covers some 1.2 million sq. meters in the Daejeon-dong, Gwangju, and Gosan-no, Opo-eup in which some 12,000 apartment units will be built on top of the existing 5,600 units.
The new apartment complexes have diverse transportation networks leading to Bundang and Pangyo living spheres. In that neighborhood will be the soon-to-be open Gwanju Station, which will lead to a double-track electrified railway line that will link Pangyo Station of the Shinbundang Line and Yeoju Station by 2016. In late April, the Taejeon Crossroad linked the Daewon, Seongnam — Ssang-dong, Gwanju section of the newly built motorway between Seonamg and Janghowon, allowing residents there to drive to Bundang and Pangyo in about 10 minutes.
The quasi-new city housing sites have many amenities. Within the zones, there are now four schools: Taejeon Primary Scool, Gwangnam Primary, Middle and High Schools. Seven new primary and secondary schools will be established. Children of apartment residents will be able to commute by foot to two primary and high schools, to be built near the housing complexes. Two parks will be set up in the fifth and sixth zones, and commercial establishments that will house large-sized supermarkets will be built between the fifth and sixth zones.
All apartment units will be located southeast and southwest, with 70 percent designed with 4-Bay flat-type formation to enhance natural lighting and ventilation.
A space leading to the living room from the kitchen takes an open design, while walls of the living room and children¡¯s study rooms differ according to apartment occupants¡¯ needs.
Diverse types of storage spaces are offered. For instance, the 72 square meter B-type unit has two shoe racks on both sides of the entrance.
A mom¡¯s desk, in which housewives can use computers and keep household accounts, is made in connection with a multi-purpose ¡°island-type¡± kitchen.
The Hillstate Taejeon apartments will be the first units certified with crime prevention through environmental design (CPTED), a multi-disciplinary approach to deterring criminal behavior through environmental design, in the Gwangju City area. They are equipped with the Hillstate Energy Management System designed to check each unit¡¯s electricity, tap water and gas usage amounts in real time, a stand-by power blockage system, and each room¡¯s energy control system. They also have the Hillstate Smartphone Application System in place as well as a remote controlled home delivery system, CCTVs, each unit¡¯s sprinkler, a 10-inch wall pad, smart kitchen TV, a common entrance automation system, and intelligent parking information system.
